RCQ entered into an innovative, two stage design and construct contract to deliver the Karmasea project. Initially engaged as the Design Project Manager, RCQ worked with the client in the progression of design documentation to obtain a delivery price that was reflective of the client’s financial objectives and a design that met the contractual deliverables of the sales contracts.

The site’s previous use as a water park resulted in initial challenges with basement excavation through a mix of coffee rock/indurated sand layers over a softer, swamp sludge. An efficient and effective solution of extendable screw piles was developed between RCQ and the piling contractor to achieve the required structural bearing capacity of the six level development.

The construction program followed by RCQ incorporated a traditional raft slab basement on screw piles with precast concrete wall elements. The podium and upper levels were traditional reinforced concrete slabs with block work verticals, traditional formwork, with the roof made of structural steel and colourbond sheeting.

The project was sucessfully completed prior to the contract programme date and this sucess can be attributed in part to a collaborative approach by all key stakeholders.
